Problem:

For this young family with home-based working parents, the existing residence did not adequately meet their space requirements; it needed two more bedroom suites and a game room. Beyond that, the Kitchen had undergone a poorly conceived remodel and needed to be reconfigured for efficiency, but also create views to the Living and Dining rooms. All windows and doors needed replacement to boost the energy efficiency of the home.

Solution:

Finding space for a stairwell to the Second Floor is always a primary concern, but in this case, the Living Room was large enough to accommodate the space required.

As requested by KGA, the Living Room was easily transformed into a two story space as a result of the addition.

The Bedroom Suites and Game Room surround the two story Living Room, creating a clean addition that rises above the single story roof. The newly created Second Floor flows seamlessly with the existing residence, both inside and out.

Windows facing the street were added making the street elevation more appealing while emitting natural light to the spaces' interiors. The Owners, being aware of green products, made a number of updates at this time:

  • reflective roof shingles to deflect heat,
  • a transition to tankless water heaters
  • installation of Pella Window and Doors "Impervia" units which are a double glazed, insulated, fiberglass product line.
